About the session
Understanding how to register a transaction accurately is an essential part of the conveyancing process.
Join us for a practical Learning Lounge session exploring the fundamentals of post-completion work, with a particular focus on preparing and submitting accurate applications to HM Land Registry.
Using an actual registered title and a hypothetical transaction, Maria will guide attendees through interpreting title entries, identifying the documents required for registration and understanding how to complete them correctly, with the aim of minimising the risk of requisitions.

- Understanding registered titles: Reviewing and interpreting common entries affecting a registered title.
- Preparing Land Registry applications: Identifying the documents needed to register a new transaction and how to complete them.
- Joint ownership: Understanding the differences between joint tenants and tenants in common.
- Avoiding requisitions: Practical considerations to help ensure applications are submitted accurately.
Speaker biography
Maria Hardy – Company Trainer and Manager, PCC Education Hub and Property Conveyancing Consultancy
Maria has over 20 years' experience in residential conveyancing, having entered the profession after obtaining her Law Degree.
Her experience includes working in a professional negligence setting, managing a post-completion department and acting as a compliance officer for a large Yorkshire-based legal firm.
Maria joined Property Conveyancing Consultancy approximately three years ago, where she continues to share her expertise and support the profession through post-completion training and education.
